Performance Bond Reminders: Legends Court Bond still outstanding
OLD BUSINESS: ASI (Van Ee Apartments) — Grandview Drive — Public Works still needs a set
of engineered drawings. Once they receive a set they will forward comments to the developer and
engineer. Sorensen reviewed the conditions of approval for the CUP to ensure each department knew
what was needed prior to issuing a building permit for the project.
PLANNING OFFICE ITEMS: Trumbull Creek Crossing (annexation/PUD/preliminary plat)
— Conrad requested comments from MDT regarding turn signal at Reserve Drive and US 2. James
will review the traffic study and email comments.
Spring Creek Apartments subdivision — Spring Creek Apartments would like to divide the
property for financing purposes so that phase 1 is located on one sublot and phase 2 another. Issues
brought up during the discussion were whether the storm drainage system was completed for phase 1,
easements need to be shown on the final plat for existing storm water, water and sewer mains. A
street dedication is needed along Appleway Drive for the length of property frontage on that street.
Cross easements are necessary for access and maintenance of drive aisle and storm water facilities. A
minimum 10 foot setback is required from the new property boundary and existing or proposed
buildings. Elkins will check to see if this applies to the existing carports. Pumps need to be installed
before it goes to Council.
Silverbrook 36' x 52' Storage Shed — Sorensen reported that Silverbrook Estates submitted a plan
to construct a 36' x 52' storage building south of the proposed fire station. The applicant will need to
submit additional plans for the building department to review. Access to the building will need to be
an all-weather access approved by Public Works and Fire. A condition will be placed on the building
permit requiring a paved access to the building once Phase 2 of Silverbrook Estates is finalized.
Parks placed a hold on the permit until the applicant submits a revised landscaping plan for the area of
the building.
3 Meridian Court - Replacing exterior siding and enclosing an existing entry way. No issues were
brought up based on the proposed plans.
