Subject — Nodding Onion, LLC Project
Montana Venture Partners, LLC are the property owners to the North and East of the
Nodding Onion proposed. development. An important part of Montana Venture Partners,
development plans were to complete the annexation of the purchased property which
included bringing ,city water and sewer'l.9 miles down Highway 93 South to the Old
School Station project. This was done to accommodate the future development along the
south corridor of US Highway 93, in order to have superior environmental water and
sewer services for a greener generation of developments.
As you may know the new city sewer treatment facility is being constructed on the south
side of US Highway 93 west of the city airport to handle the new additional growth for
the South Side of Kalispell. In turn, Montana Venture Partners was an intricate part of
developing the Light Industrial and Tech area south of Kalispell which is of course, the
entry to our wonderful Flathead Valley and Kalispell.
The proposed write up for the Nodding Onion request for development seems to avoid
the mention that these public services are within 60 feet of the proposed development.
These services were installed to accommodate projects such as the one proposed.
Covenants and Conditions were also presented to control the development in that area so
that strong green environmental systems would be available to all developers.
Recent developments just north of the proposed development, Gardner's Business
Complex has city services and the future West Side development on US Highway 93, the
Siderius Commons project would have never been approved without these services in
place. In essence, in the Nodding Onion proposal nothing specific has been mentioned to
the type of buildings or the plans they, intend to execute. The proposed uses are not
compatible and the development and building plans are not specially outlined.

Montana Venture Partners, LLC opposes the Nodding Onion development plan as
presented on the basis of the above mentioned concerns. In addition, Nodding Onion is
not proposing to use public water and sewer services which are readily available. We
look for consistency in the development process for the South Side of the City of
Kalispell.
