PERFORMANCE BOND REMINDERS:
Planning sent several bond expiration notifications out today (4th & Zuri, Phase 1 Silverbrook Apartments,
Stillwater Apartments, Chipotle, Taco Bell, Warming Center).
Cottages at Immanuel Lutheran – Public Works has a cost estimate for the warranty bond; Parks will need to
review.
Meadows Edge Phase 2 – Bond may need to be extended (expires 6/30/22) but have been working with Planning.
OLD BUSINESS:
SD#5 Transportation and Maintenance Facility- 120 School Station Ct; school bus storage and
maintenance – Public Works has the plans under review. Parks is working with them regarding the
landscaping. Public Works has comments on hydrant location. This will be on the agenda next week.
Meridian Apartments- 50 Meridian Ct; new 36-unit multifamily building (Building E) –
Public Works to review after meeting (different layout). This will be on the agenda next week. Planning
clarified bonding requirements to Building (~125% of quote). This project was presented as a single
phase. This will be on the agenda next week.
The Silos Ph 2 (Building D, E, F & G)- 655 Center St; 3 new multifamily buildings and clubhouse
Public Works continues to work on the stormwater capacity issue. Building only has the foundations to
review. Public Works is waiting for a response from DEQ for Phase 1. This will be on the agenda next
week.
Skalsky Hangar- 90 Ryan St; new airport hangar – Building is waiting for geo-tech. Hydrant plan is
complete. Fire Department is working with them on fire walls and/or sprinklers. The water pressure is too
low for sprinkler and fire walls do not work for an airplane hangar. This will be on the agenda next week.
The Harper- 1280 Highway 2 E; new 40-unit multifamily development – Public Works has comments
out; no response yet from them. This will be on the agenda next week.
Jiffy Lube- 1290 Highway 2 E; new auto service/repair facility - Public Works has comments out; no
response yet from them. This will be on the agenda next week.
Diamond Aire - 1893 Airport Rd; addition to existing hanger – Public Works is still reviewing sewer
easement; the building is encroaching the over the easement. This will be on the agenda next week.
Taco Bell- 535 E Idaho St; building remodel and parking lot modification – Public Works has this under
review. Sidewalk is in the MDT right of way and some approaches are not ADA compliant. MDT will
follow up internally and will advise Public Works. There may be maintenance agreements and an
encroachment permit required. This will be on the agenda next week.
Parkland Meadows – Airport Rd; 2 new multifamily apartment buildings (Buildings A&B) – Public
Works conditionally approved the subdivision. New plans related to conditional plan are under review.
This will be on the agenda next week.
Skip’s Hangar - 1880 Hwy 93 S; new hangar – No response to Planning’s questions regarding airplane
tie downs. Geo-tech issues remain. A water line may need to be relocated. This will be on the agenda next
week.
Gateway Community Center – 1203 Hwy 2 W – parking lot remodel – Public Works has all comments
addressed and is working on Storm Water Maintenance Permit and an Engineers Agreement. This will be
on the agenda next week.
Fed Ex Expansion – 165 Schoolhouse Loop; 96,256 SF expansion to existing FedEx Building – Public
Works has Latecomers Agreement under review. Fire department received responses to their comments
and will be sharing them with Public Works since there are new locations for hydrants. Planning advised
Kramer that the lots will need to be aggregated; the owners have been advised of this. Public Works
advised Kramer that DEQ will be involved in this project and that their queue is very long (8 months).
Planning advised Kramer to follow up with his engineer and DEQ for status.
Clark North Hanger- 100 Ryan St; new airport hanger – Public Works is review submitted site plan.
This will be on the agenda next week.
NEW BUSINESS: Meridian Court Pavilion – Meridian Apts; pavilion – Building and Public Works
to review layout. This will be on the agenda next week.
NW MT Head Start – 79 7th Ave EN; addition – Public Works will need to review
this project and will likely have comments for connection to the Parkline Trail.
Building has this review in their queue. Public Works may not require a Storm
Water agreement. This will be on the agenda next week.
