Dear Ms. King,
This letter is intended to describe the Scope of Work, fee, and time frame for a summary, narrative
appraisal report for the real property identified above. The client and intended user for this report is
the City of Kalispell. The intended use is for decisions regarding potential disposition of this property.
The Scope of Work for this appraisal assignment is described in the following paragraphs.
The Scope of Work for this assignment will include examination of chain of title and use history for
the subject property; examination of economic and market forces that affect the subject property;
interviews with appropriate government officials, land owners, property managers, real estate agents
and developers; determination of highest and best use or uses for the subject property; search for and
selection of applicable comparable sales, leases, and cost information; and determination of a fair
market value.
The appraisal report will be prepared in compliance with the Uniform Standards of Professional
Appraisal Practice as promulgated by The Appraisal Foundation and the Code of Professional Ethics
and Certification Standards of the Appraisal Institute.
An electronic copy of the appraisal will be provided to the City of Kalispell. I will also provide up to
two hard copies of the appraisal report upon request. The report will be delivered approximately 5
weeks from date of engagement. The fee for this appraisal report is $3,500. Payment is due upon your
receipt of the appraisal report.
