Fairbridge Kalispell Letter to Seller from Buyer: Fortifyr11 :: 11 Dear Seller, It has come to our attention that you notified long-term tenants of the Fairbridge property that they are required to vacate the premises by early February. This requirement has created significant blow -back in the local community, all of which has been inappropriately directed at Fortify as the Buyer. Nowhere in our contract does it stipulate the property must be vacated in 30 days . In fact, the contract is written with flexibility to allow you the time to work with your existing tenants in a more suitable manner. We understand that closing is contingent upon you delivering the property to Fortify completely vacant, but we never mandated this timeline you have imposed. The timing of the eviction notice is abrupt, and based on the community response, it is placing significant and undue stress on the Fairbridge residents. It is also giving an unnecessary black -eye to the much needed redevelopment that our project will bring to Kalispell. The housing shortage in Kalispell, coupled with the frigid temperatures this time of year, make this eviction a burden on the overall Kalispell community. As a longtime property owner in the Kalispell community, it should be your responsibility to recognize these factors. Giving the tenants 30 days to find housing in a market that is over -stressed for low- income housing creates an extremely difficult situation for these residents. We are excited about the opportunity to invest in Kalispell and bring much needed housing to the community. However, the timing of this transition could have been - and should be - more thoughtfully addressed. Following our numerous recent conversations with local housing authorities in the Kalispell region since the eviction notice was sent, we have come to understand that 90 days -notice would likely be needed to allow these tenants to find new accommodations in such a constrained market. We are open to a more accommodative schedule and will adjust the closing date in whatever fashion allows for these residents to be treated compassionately through this process. We strongly encourage you to offer the residents 90 days to find alternative housing options and/or to engage with the local housing authorities to find a more suitable and appropriate solution that works for all parties. We look forward to aligning on a resolution that addresses the legitimate concerns of your tenants and the broader Kalispell community. Thank you for your consideration, and we look forward to working together on finding a compassionate solution. Sincerely, Ziad Elsahili President — Fortify Holdings
