A RESOLUTION APPROVING THE PRELTMINARY PLAT OF RESUBDtVTSTON OF T OT
23, BLOCK 2, NORTHRIDGE HEIGHTS SUBDIVISION.
WHEREAS, Patricia S. Weatherford �.Iic'L-.ols, the owner o a trac� of
land, to wit: Resubdivision of Lot 23, biock 2, Northr dge Heicrhts
Subdivision, Kalispell, Flathead County, Montana, more articularly
described in Exhibit "A", on the 23rd day of December, 1986, made an
application to subdivide said property, and
WHEREAS, the Flathead Regional Development Office reviewed said
application and submitted a report on the proposed subdivision on the
llth day of February, 1987, and
WHEREAS, the proposed subdivision is a minor subdivL ion under the

provisions of §76-3-505, M.C.A., and is entitled .- summary review
under §2.7 of the City of Kalispell, Subdivision Regulations, and
WHEREAS, the owner presented the Preliminary Plat of said subdivision
for review by the City Council at its regularly scheduled Council
meeting held on the 17th day of February, 1987, and
WHEREAS, the City Council at said regularly scheduled Council Meeting
did review and consider the comments submitted by the Flatbead Regional
Development Office in terms of 1) effects on public and safety, 2)
effects on wildlife habitat, 3) effects on natural environment, 4)
effects on taxation, 5) effects on local services, 6) effects on
agriculture, 7) expressed public opinion, 8) need for subdivision,
and found that said subdivision was not adverse to the public interest.
NOW THEREFORE BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF
KALISPELL AS FOLLOWS:
SECTION 1. The preliminary plat of Resubdivision of Lot 23,
Block 2, Northridge Heights Subdivision, is hereby approved,
and as serving the public interest, and shall be known as
Resubdivision of Lot 23, Block 2, Northridge Heights Sub-
division, subject to the following conditions:
1. That connection to 'the public welfer' supply and se7�1-g7e
disposal systems be approved by the State Department of
Health and Environmental Sciences.
2. That each structure be provided with separate sewer and
water lines with independent connection to the mains. Utility
easements shall be provided for each line.
3. That a 20 foot wide easement for garbage pickup be
provided to each lot.
4. That sufficient parking be provided for the funeral home
at a ratio of one space for each 75 square feet of gross
floor area.
5. That a 20 foot wide easement be provided across each lot
which will provide the City of Kalispell with access to
Eagles Park for maintenance purposes.
SECTION 11. Park dedication shall not be required because
e property is subject to exception contained in Section
76-3-606(3), M.C.A.
SECTION III. The classification of premises under the Kalispell
Zoning Ordinance not be changed by this action.
SECTION IV. Upon proper review and filing of the final plat
of said subdivision in the office of the Flathead County
Clerk and Recorder, said property shall be a subdivision of
the City of Kalispell.
