Tom Jentz, Planning Director Chad Fincher, Parks Superintendent
Guests: Terry Kramer, Kramer Enterprises
Hear the Public: No one wished to speak.
Performance Bond Reminders: Chad will look into the bond for Mountain Mudd's landscaping
and if there is one, seize it if necessary to complete the landscaping on the property
OLD BUSINESS: Spring Creek Apartments Ph 2 — Public Works: The plans for phase 2 are
still being reviewed and the last significant issue their department has is storm drainage. Fire: Still
waiting for the final drawings that indicate the hydrant locations, turn radius from the end of
phase 1 to phase 2, moving the hydrant and an all-weather road.
NEW BUSINESS: Fed Ex — New 18,000 square foot building (planning for a potential 5000 sq ft
expansion) to be located in Old School Station. Drainage will be tied into Fun Beverage. A
discussion about addressing took place and it was decided that the address for the building would be
off of School House Loop. They are in the process of doing a boundary line adjustment. Fire may
have an access issue into the employee lot because of a 9-foot height limitation into the parking lot.
Terry Kramer will check into how the height restricting bar can accommodate a fire truck. The
project will be on next week's agenda as well.
PLANNING OFFICE ITEMS: Trumbull Creek Crossing Ph. 2 — A revised application has been
submitted to the planning department however only one copy is currently available. Once additional
copies of the application are received they will be distributed to the other city departments for review
and comments.
Conrad noted an advisory agency letter received from the county planning department regarding a
conditional use permit on a property located at the intersection of Snowline Lane and Demersville
Road. The owner is requesting to expand a mini -storage facility, build an office duplex building and
two shop buildings. The committee did not have any concerns with the requested development.
Other Discussion: Other discussion included the Bypass meeting scheduled for 1:00 on Sept 2
for final comment on the Airport Rd to Hwy 93 segment; the Montana Club sprinkler plans (Dwain
and Dan haven't seen them); and an update on Turner's subdivisions.
The meeting was adjourned at 10:40 a.m.
