SUBJECT: Ordinance 1854 - Edge Initial Zoning Request — Second Reading
MEETING DATE: February 16, 2021
BACKGROUND: Layne Massie has submitted a request for initial zoning for an approximately
2.04-acre parcel located at 2015 and 2105 Third Avenue East of B-2 (General Business) upon
annexation. The subject property has been zoned county B-2. It is currently vacant.
The Kalispell City Council, at their meeting on February 2, 2021, annexed the property and approved
the first reading of Ordinance 1854 unanimously.
RECOMMENDATION: It is recommended that the Kalispell City Council approve the second
reading of Ordinance 1854, an Ordinance to amend section 27.02.010, official zoning map, City of
Kalispell Zoning Ordinance 1677, by zoning certain real property described as Assessors Tracts
8OBA, 8CA and 80AA in the Northeast Quarter of the Northwest Quarter of Section 20, Township
28 North, Range 21 West, P.M.M., Flathead County, Montana, as City B-2 (General Business), in
accordance with the Kalispell Growth Policy Plan — It 2035, and to provide an effective date.
FISCAL EFFECTS: There are no anticipated fiscal impacts at this time.
ALTERNATIVES: Deny the request.
